Buying Off-Plan Property in Ajman

A calm guide to buying off-plan in Ajman: where foreigners may own, how registration and escrow protect you, and what fees to expect.

Where foreign buyers may own in Ajman

Ajman does not open every neighbourhood to foreign ownership. Foreigners may own property only in areas that the Ruler of Ajman designates by decree. Before you fall in love with a view, it is worth confirming that the area you have in mind is one of those designated zones. We check this with you at the very start, so that your time goes to homes you can actually buy.

Sea-facing homes and what they cost

Many of our clients who enquire from abroad are looking for a home with a view of the water. Ajman offers a quieter, more relaxed coastline than some of its larger neighbours, and that is much of its appeal. Prices are quoted in UAE dirhams, the national currency, which is pegged to the US dollar. That makes it easier to think about costs if you hold your savings in dollars.

Across 16 projects currently shown on this page, homes start from AED 273,353. Average prices are around AED 450-1,400 per square foot, though a sea view, a higher floor or a newer building will shape the figure for any particular home.

How off-plan buying is protected

Buying a home before it is finished asks for some patience, and Ajman has rules designed to give you comfort. A developer needs a permit from the Ajman Department of Land and Real Estate Regulation before it may sell off-plan. Your payments are not simply handed over. They go into a project escrow account, which keeps the money tied to the development.

Registration matters a great deal. Sales of units in a development project that is not registered with the Department are void. Off-plan sales must also be recorded in the Department's initial real estate register, or they are void. We look at both points for every home we show you.

Ownership, title deed and fees

A sale transfers ownership only when it is registered with the Ajman Department of Land and Real Estate Regulation, which issues the title deed. Until then, a contract on its own is not enough. Buyers pay a sale registration fee and a title deed fee to the Department. After purchase, owners also pay annual service charges, so it is wise to keep these in mind alongside the price itself.

Buying from abroad

You do not have to be in the country to sign. A buyer may authorise a representative to sign the sale contract on their behalf, with the approval of the Ajman Department of Land and Real Estate Regulation. Payment plans and handover dates differ from one developer to the next, and we go through them with you calmly, one home at a time. There is no need to rush a decision.
