Buying Off-Plan in Ras Al Khaimah
A calm guide to buying off-plan in Ras Al Khaimah: where foreigners can own, how developers are regulated, and how your purchase is protected.
A quieter emirate by the sea
Ras Al Khaimah appeals to buyers who want a slower pace and the sea close at hand, and many of our clients first look at it from abroad. Our role is to help you find calm, elegant homes bought directly from developers, and to explain each step clearly before you decide anything. Right now there are 73 projects on this page, with prices starting from AED 550,000.
Beachfront living and Al Marjan Island
Beachfront homes and Al Marjan Island are what most overseas buyers ask about first. Before you fall for a view, confirm that the area is one the Ruler has designated for foreign ownership, because foreigners may own property only in those areas. We check this for every home we show you, so you are never choosing something you cannot legally buy.
How off-plan buying is regulated
A developer must be registered with the Real Estate Regulatory Administration of Ras Al Khaimah Municipality and hold an off-plan sale permit before selling any unit. Every off-plan sale must also be recorded in the municipality's initial land register, and a sale that is not recorded is void. We ask to see these details early, so you can proceed with confidence.
Payment plans and your money
Payment plans differ from one developer to another, and we will set out the terms of each one plainly so you can compare them side by side. Developers selling off-plan must open a project escrow account with a trustee registered with the municipality's Real Estate Regulatory Administration, and buyers pay into that account. This means your instalments go into a regulated account for the project rather than straight to the developer. Prices and official fees are in UAE dirhams, which is pegged to the US dollar, a point worth remembering if you hold other currencies.
Registration and your title deed
A sale transfers ownership only once it is registered with the Lands and Properties Sector of Ras Al Khaimah Municipality, which issues the title deed. Buyers pay a registration fee to the municipality when the sale is registered, and we will tell you in advance what to expect. Handover dates are set by each developer, so we ask for them in writing and talk through them with you before you commit.
