Buying Off-Plan Property in Sharjah
A calm guide to buying off-plan in Sharjah: who may own, how developers are regulated, what you pay, and how the purchase is registered.
Why buyers look at Sharjah
Sharjah appeals to many people who want a quieter pace than its neighbours, and that is often what draws our clients here. At the moment 14 projects are listed on this page, each shown as a card so you can look at them without hurry. Prices start from AED 464,000, and the average price per square foot is AED 550-1,400, which gives you a sense of the market before you enquire.
Can a foreigner buy here?
Yes. Foreigners of any nationality may own property in the development projects and areas that the Sharjah government has approved for them. So the first step is not choosing a home but confirming that the project you like sits within an approved area. We check this with you before anything else, so there are no surprises later.
How off-plan purchases are protected
Sharjah has set clear rules for buying from a developer before a building is finished. A developer must register each project with the Sharjah Real Estate Registration Department before it markets or sells any units. Projects registered under the current rules must also hold a project escrow account, and developers may not collect buyers' payments outside it. For a buyer overseas, this means your instalments are meant to go into a controlled account rather than directly to the developer.
Contract, registration and title deed
Off-plan sale contracts are certified by the Sharjah Real Estate Registration Department, on contract forms that the department approves. The same department registers the sale and issues the title deed. Buyers pay registration fees to the department when the sale is recorded, so it is wise to include this in your budget from the start.
Currency and costs
Prices and official fees are quoted in UAE dirhams, the national currency, which is pegged to the US dollar. If you earn or save in another currency, it is worth thinking about how exchange rates may affect the amounts you send.
Payment plans and handover dates
Payment schedules and handover dates differ from one developer and project to the next, so we do not offer a single answer here. When you choose a project, we go through its schedule with you, confirm what the contract states, and answer your questions at your own pace. If you are abroad, we can arrange everything remotely and keep you informed at each stage.
